CUSTOMIZED MARKETING PLAN

Below is a broad description of my marketing plan. Obviously, it can be customized to your needs and we can discuss this to work out a suitable plan for you and your family.

This is very important for the effective marketing of your property. It is the main vehicle REALTORS® use to inform one another about new and available properties and is a computer database (MLS). Because this service is used by virtually 100% of REALTORS®, it ensures your property will receive very quick exposure to the thousands of REALTORS® who are MLS members. This can potentially result in a faster sale. United Country Farm Town Realty is a member of two Multiple Listing Services for your convienence.

A sign showing your property is "for sale" is put on the property.. This sign also shows my office and telephone number. We receive more inquiries from buyers seeing signs than from newspaper advertisements.

If you are selling a house; I prepare a full colored flyer including pictures of your home and all the features of the property. This way when a potential buyer is finished viewing your home, they will be able to look over the information later and recall what they have seen. If you are selling land, I will attach a map and/or picture of the site.

Printed advertisements are run in "The Vermont Jounal ". Regular advertising is taken in real estate magazines such as Vermont Homes, Vermont Gallery of Homes and New England Showcase. All these publications are free to the public and many are sent to people out of state who are looking for properties in our area.
We have ADVERTISING POWER!!!!! The best way to expose your property is through United Country®’s nationwide advertising network. Hundreds of major newspapers and magazines! Get the sales results you want!

Using the latest technology, your home appears on my custom website: isellvermontrealestate.com, ucfarmtownrealty.com, New England Showcase online and various other internet sites.
I strive to keep my website interactive and very updated and to have it placed high on the search engines and other search vehicles. To achieve this, I pay to have my website in the top 3 positions with search engines to ensure that buyers looking in this area find my website and, therefore, my listings first. (Beware of websites that are just "signposts on dirt roads".) Any inquiries received concerning your property are answered on the same day either by e-mail or telephone. Your property will also be placed on the Realtor.com websites.

I offer a full virtual tour of your property that will be placed on my personal website. This tour can comprise as many views as required (up to 50). I take the photographs and stitch them together, and place the finished product on my website, so I am in complete control and this is done very quickly. This tour is also featured on Yahoo.com (I receive a large percentage of my inquiries from buyers from these virtual tours).

"Just Listed" postcards or flyers are sent to the owners of the surrounding neighborhood. These inform your neighbors that your property is now listed for sale and if they have any friends or relatives who are looking to purchase in the area, they are asked to contact me. Neighbors are an excellent source of prospects, often their sphere of influence could provide a buyer for your property. Picture postcards can also be mailed to other targeted areas where possible buyers reside.

I am happy to advise you on the general preparation of your property. Together, we can establish a successful plan to prepare and stage your home in order to obtain the highest possible selling price.

Follow up on showings to obtain feedback from showing agents and their buyers. Advise you of any problem areas that can be corrected..
